It’s critical to consider the actual project site, in addition to its surroundings. Land is a limited resource, so deliberate planning is needed to mitigate the potential negative impacts of development. There are specific considerations that projects need to take, depending on whether the land has been previously developed (that is, whether it has been paved or had a building on it before).

Green building strategies aim to protect land. This is ideally done by selecting a location on land that has previously been developed.

However, even when selecting an undeveloped location, there are still important steps for a green building project to take. Specifically, project teams need to identify and protect environmentally sensitive areas within the project site, which are places that need to be protected due to their vulnerability or importance. Protecting these areas can have social, environmental, and economic benefits.

It is important to protect ecosystems because of the critical functions they serve, such as contributing to the provision of clean air and water. The term ecosystem services refers to the direct and indirect benefits that ecosystems provide humans.
