Integrative Process

To assess the project site and building vulnerabilities to climate-related hazards and identify strategies for climate resilience.

Conduct a climate resilience assessment that identifies climate-related risks relevant to the project, including but not limited to: flooding, extreme heat, wildfire, drought, severe storms, and sea-level rise. Document current and projected future climate hazards. Identify vulnerable building systems and occupant populations. Develop a prioritized list of resilience strategies and integrate findings into the O+M plan.

To evaluate the impact of building operations on occupant health, well-being, and equity, and to identify strategies for improvement.

Conduct a human impact assessment that evaluates building conditions affecting occupant health and well-being, including indoor air quality, thermal comfort, lighting quality, acoustic environment, and access to nature. Identify disparities in environmental quality across occupant groups. Document findings and propose improvement strategies prioritized by health impact.

To assess current building operations, policies, and performance to establish a baseline for ongoing improvements.

Conduct a comprehensive operations assessment covering energy use, water use, waste generation, purchasing practices, cleaning practices, and site management. Review existing policies and procedures. Identify gaps between current practices and LEED requirements. Document the assessment results and create or update policies to address identified gaps.

To develop a plan that describes how the building and site will be operated and maintained to meet the project sustainability goals.

Develop an O+M plan that includes: current facilities requirements, operating schedules and setpoints, preventive maintenance program, commissioning summary, cleaning and custodial plan, sustainable purchasing policy, waste management plan, and integrated pest management plan. The plan must be updated at least annually and shared with building operations staff.

To develop and implement operational strategies that enhance building resilience to climate-related disruptions.

Develop an operational resilience plan based on the climate resilience assessment (IPp1). Include emergency response procedures, business continuity strategies, and infrastructure hardening measures. Train building staff on resilience protocols. Conduct annual resilience drills or exercises. Update the resilience plan at least every 3 years.

To protect the health and safety of building operations and maintenance workers and ensure adequate training.

Implement a worker safety program that includes: safety training for all O+M staff, personal protective equipment requirements, hazard communication program, injury and illness prevention program, and emergency action plan. Provide at least 8 hours of annual safety training per worker. Document training completion and safety incidents.
